This follows another month of activity coming in under earlier forecasts for the year. The composite benchmark price in Metro Vancouver has adjusted to $1.08 million, reflecting a slight month-over-month dip from early Q3, as market conditions increasingly favor buyers. With active inventory now at 15,800 properties, buyers are presented with a broad range of choices as sellers work to stand out in a competitive local landscape. Notably, detached homes have experienced the most significant price correction\u2014benchmarking at $1.8 million\u2014while apartments reached $686,000 and attached homes settled at $1.03 million. The sales-to-active listings ratio is holding around 12%, firmly indicating a buyer\u2019s market where selection is plentiful and there\u2019s ample room for negotiation.
