BC Standing Inventory Reached 6.7K

As someone who approaches real estate with an analytical mindset, I always keep a close eye on inventory trends across BC. Recently, standing inventory across the province reached 6,700 homes—of which 5,500 are condos. This figure includes not only condos and townhomes, but also some multiplex units, giving us a comprehensive view of available options.

If we look at city specifics, Burnaby currently leads with 1,210 unsold homes, followed by Vancouver at 1,020, Surrey at 798, and Coquitlam at 620. Richmond, Kelowna, Langley Township, New Westminster, and Delta each contribute several hundred units, showing that available inventory extends well beyond Vancouver’s core. Cities like Langford (188), Esquimalt (173), North Vancouver (135), Abbotsford (118), and Chilliwack (100) round out the current landscape, with these listed areas totaling 5,840 units.

While it’s common to hear that most presale inventory consists of studios and one-bedrooms, the latest size and average price data tell a more nuanced story. With years of experience in both residential and commercial real estate, I believe understanding these trends is crucial for anyone looking to make informed decisions—whether buying, selling, or considering renovation opportunities.
