Metro Vancouver and Fraser Valley Sales Soften

As we progress through mid-Q3, Metro Vancouver and the Fraser Valley are seeing residential sales soften, with 1,900 transactions marking a quieter end to summer 2026. This follows another month of activity coming in under earlier forecasts for the year. The composite benchmark price in Metro Vancouver has adjusted to $1.08 million, reflecting a slight month-over-month dip from early Q3, as market conditions increasingly favor buyers. With active inventory now at 15,800 properties, buyers are presented with a broad range of choices as sellers work to stand out in a competitive local landscape. Notably, detached homes have experienced the most significant price correction—benchmarking at $1.8 million—while apartments reached $686,000 and attached homes settled at $1.03 million. The sales-to-active listings ratio is holding around 12%, firmly indicating a buyer’s market where selection is plentiful and there’s ample room for negotiation. Drawing on my background in analytics and supply chain management, I continue to monitor these shifts closely to ensure my clients have the comprehensive market insight they need to make informed decisions.
